On-Site Community Manager/Supervisor – San Bernardino, CA

Reports To

The on-site/community manager will report to the Property Manager, Regional Manager, and VP of Operations.

 

Job Overview

The On-Site Community Manager/Supervisor is responsible for the management and supervision of assigned properties and operation of communities, including, but not limited to, (1) supervision of the general operations and maintenance of the properties, (2) financial performance and goals of each property, and (3) supervision of all personnel/vendors and resources at each property to ensure each property is maintained in good physical and financial condition with stable operations at all times.

 

Responsibilities and Duties

  • Manage all aspects of assigned properties
  • Collecting and depositing rent and other tenant charges
  • Sourcing, reviewing, and comparing bids from 3rd party vendors
  • Enforcing all property rules and creating a good community environment
  • Ensuring tenants and property are in compliance with all regulations, leases, and property rules
  • Communicating and maintaining good relationships with all tenants
  • Performing move-in, move-out, and routine inspections of units and property
  • Noticing and enforcement of rules violations
  • Posting community updates, maintenance notices, 3-day notices, etc.
  • Occasional court appearances when necessary for eviction proceedings
  • Sourcing and screening of prospective tenants
  • Showing and renting vacant units and assisting in the completion of rental applications and move-in documentation
  • Maintaining a clean apartment complex. Picking up trash, sweeping and mopping where needed, maintaining a clean dumpster area, maintaining clean common areas, monitoring trash companies to ensure they pick up on schedule, arranging for large item disposal, etc.
  • Ensuring all vendors and maintenance are performing to high-quality standards and reporting to the main office as needed
  • Monitoring and supporting the renovation and upgrading of units and property
  • Close communication and teamwork with the main office to ensure the continued success and smooth operations of the apartment community
  • Supporting the main office with various tasks relating to the property
  • Oversight of property risk management, safety standards, and team member and resident liability
  • Understand the target market of your community by outlining marketing goals, preparing regular market surveys, keeping open lines of communication with surrounding communities, and aiming for advertising and promotions.
  • Ensure compliance with company policies and procedures
  • Assist with special projects and administrative tasks.
  • Staying up to date on relevant laws and agency regulations, including but not limited to fair housing, sexual harassment, disability accommodations, and landlord-tenant relationships as they apply to the company's and communities' policies and procedures.
  • Perform ad-hoc tasks that may be assigned as needed.

 

Qualifications

  • Proven work experience as a property or regional property manager
  • Fully understanding property management and its financial aspects
  • In-depth knowledge of all rules and regulations surrounding property management
  • Competency in MS Office and relevant databases and software
  • Customer focus and bottom-line orientation
  • Interpersonal savvy with strong communication and presentation skills
  • Well-organized with excellent time management skills

 

Physical Requirements

  • Must be able to sit at a desk for prolonged periods of time
  • Must be able to lift 30 lbs.
  • Must be able to travel around the entire property daily to perform inspections
  • Must be able to bend down to pick up items off the floor
